Are your cabins, homes & lodges on the Frio River?
Oasis Resort
Yes, we have our own private riverbank access.

Bent River
Yes, we have our own private riverbank access. You must be able to climb stairs to access the Frio River.

Palomino Lodge
No, but guests have exclusive access to the Frio River and a private swimming pool immediately across the street at Bent River. You must be able to climb stairs to access the Frio River.

Live Oak Cottage
No, but guests have exclusive access to the Frio River with a private riverbank and two swimming pools at Oasis Resort. Oasis Resort is a very short drive down the street.
What time is check-in and check-out?
Check-in is 3:00 pm and check-out is 11:00 am.
When is Peak and Off-Peak?
Peak season starts the week before Memorial Day and ends the week after Labor Day. Off-Peak starts after Labor Day and ends before Memorial Day.
Mobile/cellular service coverage
AT&T and T-Mobile are among the only carriers that work well in Concan. If you must have cell service, please check with your carrier before arriving.
Do you have Wi‑Fi?
Oasis Resort, Bent River, and Palomino Lodge have fiber‑optic internet.
Are pets allowed?
Dogs are allowed at all of our properties (maximum 2 dogs per rental). A nonrefundable dog fee of $100 per stay is required and is due with final payment. Dogs must be kept on a leash and with their owner at all times when outdoors.
Additional rules for dogs:
- Walk dogs outside and pick up their waste.
- Keep dogs off all furniture, including beds.
- Owners are responsible for any damage or for additional cleaning fees if the property is left excessively dirty.
What do we need to bring?
Each rental is stocked with a starter pack: one roll of paper towels, coffee filters, dish soap, hand soap for each bathroom, one roll of toilet paper per bathroom, and trash bags.

How many vehicles are allowed per cabin or lodge?
Oasis Resort
Parking is limited. Park on driveways only. Do not park any type of vehicle on grass or dirt.
Bent River
Limit 3 vehicles per cabin. Do not park any type of vehicle on grass or dirt.
Is Concan a dry precinct?
No. We recommend planning ahead and shopping before you arrive.
Are glass bottles permitted on the Frio River?
No. Glass bottles are not allowed on the Frio River or at the cabins, homes, lodges, or pool areas.
Are the pools heated?
The Oasis Resort pool is not heated due to equipment issues. Long‑term repair options are being reviewed; until then, the pool will remain unheated.
